Splitting parcels using Construct from parent

This topic applies to ArcGIS for Desktop Standard and ArcGIS for Desktop Advanced only.

In the parcel fabric, parcels are split or subdivided using the Construct From Parent command that is accessed by right-clicking a parcel. Once a parcel is opened using Construct From Parent, you can split the parcel using the following methods:

Once construction split lines have been added, parcels are built from the construction lines and saved back to the parcel fabric. Line points are added to any new parcel points that lie on the boundaries of adjacent parcels.

Steps:
    To split a parcel using construction lines, follow these steps:
  1. In an edit session in ArcMap, click the Select Parcel Features tool Select Parcel Features on the Parcel Editor toolbar.
  2. Select the parcel you want to split , right-click, then click Construct From Parent.
  3. If you are adding construction points to split parcel lines, use the Breakline tool.
  4. Once the construction points are added, construction lines can be traversed or digitized between them.
  5. If you want to add parallel construction lines as split lines, use the Create Parallel Offset tool.
  6. If you have addedintersecting construction lines, make sure to planarize the construction lines to add a construction point at the intersection.
  7. To planarize construction lines, click Planarize Lines Planarize on the Parcel Details dialog box.
  8. Once all the construction split lines are added, click the Build Parcels tool Build Into Fabric drop-down arrow and click one of the following choices:
    • Build and mark Historic to build the new subdivision parcels and flag the parent parcel as historic.
    • Build and keep all current to build the new subdivision parcels and keep the parent parcel current.
  9. If you want to prevent one or more existing parent lines from being used to build new parcels, check Show selectable parent lines in the Construction tab. In the construction grid, select one or more of the existing parent lines, right-click and click Unbuildable. You can also right-click a parent line in the map and click Unbuildable.
TipTip:
To view historic parcels, right-click in empty space in the Parcel Explorer window and click View Historic Parcels.
TipTip:
To change a parcel's status from Historic to Active, right-click the parcel and click Historic to uncheck the Historic flag.
TipTip:
When adding construction lines between construction points, check that the inversed dimensions generated from the construction lines in the Construction grid match the recorded dimensions on the associated plan.
